The room was spacious and very clean. There was a private balcony with a view overlooking the river and mountains. Location could not be beat - on the edge of town, walking distance to all the stores and restaurants of Winthrop. There were a few negatives.
We had the option to upgrade for $8/day for fast wi-fi. We did not opt to pay the money so had to learn to deal with really, really, really slow free wi-fi. The water pressure in the shower was not great. The heating unit kept the room warm and cozy, but whenever the fan came on (every 10 minutes or so) it was very loud and disruptive. I paid around $130/night during the off-season. Seemed a bit high.
We stayed at the Rio Vista for the Blues Festival. As with most (if not all) other Hotels in the Winthrop area, Rio Vista has a three day minimum booking during the Blues Festival. However, this year my Wife and I had to get home Sunday night, and since our first night was Friday we were on the hook for Sunday night as well. I don't like the 3 day minimum during the Blues Festival, but I knew what I was getting into. Once I knew we had to leave early I did ask the front desk person that if someone needed a room for Sunday night and they booked my room whether I could get reimbursed me for the night.
As it turns out they did fill the room on Sunday, but they refused to reimburse me. Now, I get they have a 3 day minimum policy which I was informed about at the time I booked the room and if they were unable to re-book the room for Sunday I have no problem eating the cost, no questions asked. But, at the same time it seems sleezy and unethical to charge two people full cost for the same room on the same night.
Furthermore, the managers excuses for not reimbursing me were really lame and didn't even make sense (something about making people stay late to clean and book the room even though we checked out at 11:00am) Other than that, the walls are paper thin so you can hear everything in the rooms next to you but, the rooms are clean, comfortable, have a friendly staff and the Hotel is in a great location. Even so, I will not stay here again simply because the people running it are Shysters and not the kind of people I want to give my business to.
We ended up stranded in Winthrop due to car trouble, and this hotel was an unexpected pleasant experience. The front desk staff is kind, the room was very clean and seemingly recently updated/remodeled. The rooms are quaint with a beautiful private deck right on the riverside. It was really relaxing to watch the river run, and quite peaceful hearing the noise of the water. The price was great - much cheaper than other last-minute hotel stays we've encountered elsewhere. The only thing I'd change is to add more coffee to the rooms so that we could have had 2 cups each instead of one cup, and the air conditioner would not stay on so we slept with the window fully open, which was a bit disconcerting to me (thankfully we were safe!).
We'd return for sure. There are a lot of things to recommend this place. The location is perfect - it's right on the river and the rooms all have a balcony overlooking it.
The room was clean, well maintained and laid out very nicely. Overlooking the river gives the perfect opportunity to see local wildlife.
We saw lots of deer and eagles. A doe with two fauns spent a lot of time being adorable for our watching pleasure. Later, a buck with an impressive rack had us watching just to see what he would do next. It would have been nice if it were a bit easier to get down to the river. It was 100+ degrees out, and getting down to wade or sit in the river meant climbing down about 6' of big, sun roasted rocks (hot!).
Some of the other guests were braver than I was and made it down to the water. It's quite a bit easier to access the river next to the pedestrian bridge a block down the road. Convert microsoft word to jpg. We'd stay here again. Location, location, location. Our stay was two nights in late October.
The room was fine, clean with the expected mod cons: through-wall heat/ac, microwave, small reefer, pretty good wifi. Enough pillows for a sorority pillow-fight. The large counter with sink was in our top floor, king room, which we found odd but may be convenient for some. Don't know when built, but the place seems solidly built and quite modern, with a touch of rusticity as a nod to the Winthrop vibe. The room was pretty quiet, though I could hear my neighbors conversing a bit loudly on their balconies.
No doubt due to the background noise of the river. Nice view across the valley from the upper level where we were. There are street, upper, and lower levels which will impact your view and proximity to the river. I chose this place, in part, because Google Street View made it obvious we could walk around town from the 'hotel.' We enjoyed walking around, over the two foot bridges across the river, up to the Shafer Museum and along the boardwalk shopping area.
This may not apply in summer, but be aware that in winter the desk is open 9:00-7:00. And you'll notice some mysterious logic to the arrangement of parking spaces in the lot. The place was not full during our visit, but one pickup took up three spaces and another guest was also unable to park within the lines.
It took me three tries to get my minivan within the lines of the Prius-sized spaces. This may happen, in part, because outisde spaces run to within two feet of the road, so those feel awfully vulnerable to the SR20 traffic going.

If you like rustic, this is the place for you! The ranch house decor meshes nicely with the town's western theme. The view of the river is beautiful. We arrived on a hot July day, so the room was heat soaked when we got to it, and took a while to cool down.

That night we tried following the front desk's advice to open the window and balcony door, but the room got too hot to sleep, and we ended up turning on the AC at 4:00 in the morning. The AC works very well, and 3 minutes of arctic blast cools the room pronto. In the morning we sat on the deck and watched deer wandering around the island in back of the hotel. I'd stay here again if I ever get back to Winthrop.
Clean room, convenient location, and amazing river view from your private balcony - what more can one ask for? We also enjoyed the hot tub. The only odd thing is that the sink is in the room and not inside the bathroom. The new owner was friendly and helpful. If you need water or snacks, do not go to the make-shift store in the middle of Riverside Ave - they are very expensive. Instead, take a right off the hotel parking lot and drive 3 minutes to the IGT on Hwy 20.
If you are looking for something unique to do in Winthrop, be sure to make reservations in advance for the cowboy breakfast or dinner offered by Sun Mountain Lodge. They only run on specific days during a certain part of the year. We realized too late but will definitely do it next time. We had a great stay at the Rio Vista. Our daughter and family had stayed here to go cross country skiing and they recommended it to us.
Our room had a gorgeous view of the river and a lovely private balcony too. Large comfortable room with a couch, fridge and microwave along with the usual things. Beautiful wood framing around the windows and the sliding glass door along with custom made western style ironwork for the hooks and holders etc. Service was great there.
Parking right in front and convenient. Walking distance to everything in the little town. This is the hotel I've stayed in the last few years whenever I visit the area. Clean rooms, fantastic view and sound of the river regardless what floor you stay on. Western motif in each room is nice without being overdone.
Rooms have a mini fridge. Sink is in the main room which is both good and bad: good is that one person can use the sink while another is in the bathroom. Bad is that your sink is by the bed. The front desk folks never seem very happy though - never understood why. Tip I use with every visit: Check in at 3, park your vehicle, and leave it there.
Parking is a major challenge when staying here. You are close enough to walk to everything without issue.
